Use of Services 
By using our services or website, tenants, applicants, and property owners agree to these Terms. 
 
Fair Housing Compliance 
We comply with all federal, state, and local Fair Housing laws and apply consistent standards to every applicant and tenant. 
 
Screening Criteria 
Applications are reviewed using consistent screening criteria. Submission does not guarantee approval. False or misleading information may result in denial. 
 
Adverse Action 
If an application is denied or approved with conditions based on a consumer report, the applicant may receive an adverse action notice as required by law. 
 
Maintenance Responsibilities 
Urgent requests are addressed as quickly as possible. Response times may vary based on vendor availability. We are not responsible for vendor delays or workmanship. 
 
Tenant Communication Requirements 
All official communication must occur through the tenant portal. Verbal or text communication is not considered official unless confirmed in the portal. 
 
Owner Responsibilities 
Owners must maintain adequate funds for repairs and required services and must provide accurate property information. We are not responsible for losses caused by owner delays or decisions. 
 
Rent Payments and Fees 
Rent must be paid through approved portal methods. Late fees apply according to the lease. Partial payments may be restricted. 
 
Eviction and Legal Proceedings 
We cannot control court timelines or legal outcomes. Court and legal fees follow the terms of the lease or management agreement. 
 
Vendors and Contractors 
Maintenance vendors are independent. We coordinate access but do not control pricing, availability, or workmanship. 
 
Limitation of Liability 
We are not liable for delays, third‑party failures, market conditions, tenant behavior, or damages caused by vendors. 
 
Governing Law 
These Terms are governed by Georgia law.
